My name is David Huard and I'm a rental manager in charge of marketing and business development for Connecting Rentals of Bethel, the leader of the alternative lodging market in Bethel, Maine and the surrounding Sunday River area. I have 4 years prior experience with Connecting Rentals, working with them from 2003 - 2007 and am incredibly pleased to be back in the area in 2009. I had moved to central Maine for a few years back in 2007 to be closer to family and during that time spent my days as a Contractor in the Warehousing and Transportation business. It was great to be closer to family but I spent many mornings standing in the warehouse in the Westbrook facility laying out daily route plans for my drivers wishing that I was still in the rental business. One day I decided to give Deb Martin (Connecting Rentals Inc. Owner) a call to say hello and check in on the rental market. We talked for a while, she filled me in on how good the company was still doing, and the conversation ended with an invitation to come back to Connecting Rentals at any time in the future. about 6 months later I got in touch with an affiliate of mine, Rodrigue&amp;nbsp;Enterprise out of China, ME and worked out a deal for the transfer of my transportation contracts. I remember back in 2007 when Connecting Rentals was the only rental agent with a significant inventory of vacation rentals that handled rentals/rental management exclusively. Now its 2009 and all of a sudden everybody and their brother has opened up a rental division, if they haven't already - plans to, and wants to cash in on the rental business.&lt;br /&gt;&lt;/div&gt;&lt;br /&gt;&lt;strong&gt;Yeah, so what's the problem?&lt;/strong&gt;&lt;br /&gt;&lt;div style="text-align: justify;"&gt;Here is my take. Back in 2002, 2003, and 2004 when we were on the latter cusp of the Real Estate boom the Bethel area became saturated with Realtors. Suddenly, we get this major economic downturn from the mortgage crisis among other factors and in turn the Real Estate market plummets. All of a sudden Real Estate companies are grasping at straws and Realtors are "specializing" in vacation rentals. What a surprise! My problem with this sudden interest in the rental market is that the economy is historically cyclical and the Real Estate market will eventually turn around. It's not a matter of if, but when. So my question is this: Where will the loyalty of the Real Estate companies who have opened rental divisions, or that plan to, lie when things turn around. My thought is that they are going to do the smart thing and follow the money trail just like they did when the Real Estate market plummeted and they decided to focus on rentals. That's fine, but what does that mean for their rental inventory when the company focus shifts? If deep down I was a Realtor by Profession my natural tendency would be to focus more on the Real Estate market - it only makes since. Obviously the rentals that are in the company's rental inventory will be taken care of, but will they be priority for improving the company's bottom line, or will Sales take over? I'm not a Realtor, but I have made purchases so I'm very familiar with the process, and the Realtors that I have worked with seem to have their hands full with Sales alone.&lt;br /&gt;&lt;/div&gt;&lt;br /&gt;&lt;strong&gt;Important to Remember&lt;/strong&gt;&lt;br /&gt;&lt;div style="text-align: justify;"&gt;I don't want to discredit any Realtor, new rental company, or new rental division in the area. That is not the purpose of this post. It's just&amp;nbsp;the perspective&amp;nbsp;of someone who is 100% focused on rentals, does not&amp;nbsp;plan to get into Real Estate Sales, and who will be here for a long time. What this overview is about is making sure that if you are investing in Real Estate in this area and your goal is to generate rental income, or if you already own a second home or vacation property, that you are working with a company or representative of that company that is 100% focused and loyal to the task at hand for the long haul. The reassuring thing about working with companies that handle Rental Management exclusively is that the only way for them to grow or improve their bottom line is by generating more rental inquiries, turning those inquiries over into&amp;nbsp;quality rentals, and to provide the Guests or Tenants with the&amp;nbsp;best customer service in the area&amp;nbsp;to ensure retention.&amp;nbsp;Generating rental income and providing exceptional rental management for investment properties and people's second homes is no joke. It's not a secondary position. It needs to be someone’s primary responsibility. My suggestion is that if you're shopping around for representation for your investment its time to start asking the harder questions: How high has your level of involvement been for the past five years in Bethel's alternative lodging market, specifically rentals? If you are new to the alternative lodging market, who is in charge of rentals and how can we be sure that you/they/that person is all-in for the long haul? Is the person in charge qualified and if so, how? Can you be specific? Can you forward me that person(s) resume? Can someone develop a proposal so that I know what I should expect? &lt;br /&gt;&lt;/div&gt;&lt;br /&gt;&lt;strong&gt;Helpful Tips&lt;/strong&gt;&lt;br /&gt;&lt;div style="text-align: justify;"&gt;If you are an investor who is interested in truly maximizing your rental potential and generating income from your investment property, you should strongly consider working with only those companies&amp;nbsp;that handle Rental Management exclusively. This will help to weed out the potential for conflicts of interest or shifts in company focus from Rentals to Sales. From that point, my suggestion would be to evaluate the qualifications of the person or people who will be primarily responsible for representing your property and generating business.
